Anyone of the age of 18 that will be residing in the property must to fill out an application.




We check credit on all applicants. To be approved, applicants must have clean credit without a history of collections, past dues and late payments. ​

Criminal Background

All applicants must pass a criminal/conviction background check. ​

Monthly Income

Applicants must have a source of steady, sufficient monthly income.

Landlord References

We check landlord references on applicants that have previously rented.


Once an applicant’s application is approved, we will schedule an appointment for them to come into our office. We will go over the lease and other necessary paperwork. The new tenant will pay the *first month’s rent and deposit. The new tenant will get the keys and will be able to move in their new home.

All leases are for 12 months. We do not do short term leasing.

*Note- We require that the first month’s rent and deposit be in money order, certified check, or cash. After the first initial payment, tenants can pay with a personal check. Payments should always be made out to Jarrel Stricklen.


We have full time maintenance staff. If you are a tenant and are having a maintenance issue (example leaking faucet, running commode, appliance issues), call our office during office hours, Monday-Friday from 9:00am to 4:00pm.


Rent is always due on the first day of the month. Any rent received after the 10th day of the month is delinquent and will be charged a $25 late fee.

Rent payments need to be made payable to Jarrel Stricklen. Please put the address of your rented property in the memo of your payment if it does not already appear on your check.
